Converntial Loans Fixed Rate loans amortized up to 20 years originated and serviced by our bank. This program offers the most Flexible Terms.
USDA Rural Housing Fixed Rate 30 year and "leveraged" loan programs. We originate loans that are guaranteed by USDA. This program allows lower or No Downpayment.
Secondary Market Loans Loan programs with Fixed or Variable Rates, Terms up to 30 years, Loans that are best suited for larger loan amounts.

Conventional Loans
- Rate is Fixed for Five Years
- 5 Year Balloon; up to 20 year amortization
- Maximum Loan up to 80% of appraised value
- Loan is retained and serviced by our bank
- Maximum Housing Cost, Loan Payment, Taxes & Insurance cannot exceed 28% of Gross Monthly Income
- Total of all monthly payments cannot exceed 36% of Gross Monthly Income
- Flexible Terms
- Low Closing Costs
- No Prepayment penalties
Example: 59 monthly payments of $8.36 per $1,000 borrowed and 1 balloon payment of $877.77 per $1,000 borrowed at 8% APR.
USDA Rural Housing Program(s)
- Interest Rate is Fixed for 30 Years
- 30 year amortization
- Maximum Loan up to 100% of appraised value, limited to maximum loan of $ 115,200 in Macon County
- Loan programs are designed for households with moderate & lower income levels
- Maximum Housing Cost, Loan Payment, Taxes & Insurance cannot exceed 29% of Gross Monthly Income
- Total of all monthly payments cannot exceed 41% of Gross Monthly Income
- Maximum Household income is limited, adjusted, based on family size (Example: $56,500 for family of 4)
- Home financed must be located in a USDA Approved Rural Community
- No Prepayment Penalties
Example: 360 monthly payments of $8.36 per $1,000 borrowed at 8% APR
Secondary Market Loans
- Rate may be Fixed for 30 Years
- Terms may range from 10 to 30 years
- Maximum Loan up to 97% of appraised value
- Loans best suited for this program are larger in amount and loans expected to be in place for longer periods
- Maximum Total Housing Cost, Loan Payment, Taxes & Insurance cannot exceed 28% of Gross Monthly Income
- Total of all monthly Credit payments cannot exceed 36% of Gross Monthly Income
- Loans with less than 20% down payment require Private Mortgage Insurance
- Escrows for Taxes & Insurance are required if less than 20% down payment
Example: With a 5% downpayment and loan term of 30 years: 360 monthly payments ranging between $14.79 (highest payment with PMI Insurance) and $6.99 (Lowest without PMI Insurance) at 7.50% APR
